Roof Cleaning in Sunshine Coast.
Roof cleaning is one of the heaviest-demand jobs in the Sunshine Coast hinterland. Homes around Buderim, Maleny and Montville sit under high rainfall and dense canopy, and that combination grows moss and lichen on roofs faster than almost any other part of South East Queensland — thick enough on north-shaded pitches to lift and hold moisture against the tiles. Coastal roofs grow more slowly but still streak with algae over time.

We soft-wash at low pressure to kill the growth at the spore level, which is the only safe method for tile and terracotta. Hinterland roofs often need a tighter cycle than the 3–5 year coastal norm, and heavily shaded properties sometimes move to a top-up treatment between full cleans. Sunshine Coast roof work is booked into our scheduled runs.
How do Sunshine Coast hinterland and coast cleaning needs differ?
Coastal Sunshine Coast properties (Mooloolaba, Maroochydore, Coolum, Noosa, Peregian) sit in a salt-air environment — with the same window-haze and metal-corrosion pattern you get on any salt-exposed coastline. Hinterland properties (Buderim, Maleny, Montville, Eumundi) sit in higher rainfall, lower wind, with more tree cover and dense humidity — that combination drives faster moss and mildew growth on roofs, decks and shaded walls than nearly any other region in South East Queensland. The same property type needs a different cleaning cycle depending on which side of the highway it sits.
How we approach roof cleaning in Sunshine Coast.
- 01
Roof assessment
We identify the roof type (concrete tile, terracotta, Colorbond, tin), check for cracked or slipped tiles and confirm pitch for safe access.
- 02
Gutter pre-clean
Gutters are cleared first so the wash run-off doesn't block them on the way down.
- 03
Soft-wash treatment
Biocidal detergent is applied via low-pressure pump across the full roof, including the moss-prone southern aspect, and dwelled for 15–20 minutes.
- 04
Controlled rinse
Roof is rinsed at safe pressure, top-down. We don't drive water under tile laps or behind ridge capping.
- 05
Final inspection and downpipe flush
Each downpipe is flushed clear of dislodged debris and we walk the property with the customer before leaving.
What this service covers.
Concrete tile
Soft wash; pressure strips the cementitious surface and accelerates re-mossing.
Terracotta tile
Soft wash only. Aged terracotta is brittle and pressure dislodges tiles and ridge capping.
Colorbond / metal
Soft wash. Pressure pierces aged paint and creates rust-prone scratch lines.
Decramastic / tin
Soft wash; pressure tears the granular finish off the panel.

Roof Cleaning in Sunshine Coast, answered.
Why do hinterland roofs grow so much moss?
Shade and rainfall. Hinterland properties under tree canopy stay damp far longer after rain than open coastal blocks, and that constant moisture is exactly what moss and lichen need. North-facing shaded pitches are usually the worst affected.
How often should a hinterland roof be cleaned?
Often tighter than the coastal 3–5 year norm — every 2–3 years for heavily shaded, treed properties, with a possible top-up treatment in between. We'll assess the growth and recommend a realistic cycle for your specific roof at the quote.
Can you clean roofs on the coast as well?
Yes. Coastal roofs in Mooloolaba, Coolum and Noosa grow algae and streaking more slowly than hinterland ones but still benefit from a soft-wash clean. We batch coastal and hinterland roof jobs into the same scheduled Sunshine Coast trips.
How long does a roof clean last?
A soft-wash roof clean typically stays visibly clean for 3–5 years. Properties heavily shaded by trees or close to the coast may see regrowth on the southern aspect at the 2–3 year mark; a top-up treatment every 2 years keeps it indefinitely clean.
Will roof cleaning damage my tiles?
Not the way we do it. Soft washing applies chemistry under 500 PSI — no different in pressure than a garden hose. Damage almost always traces back to high-pressure cleaning of aged or brittle tiles. Cracked or already-failing tiles will be flagged in the assessment so you can decide on replacement before we start.
Do I need to do anything to prepare?
Move cars from the carport-adjacent driveway, close all windows on the day, and let us know if the rainwater tank should be disconnected. We'll handle the rest.
Can the runoff go into my rainwater tank?
We disconnect the tank inlet before treatment and reconnect it after the first post-treatment rain has flushed the roof. If your home is fully tank-supplied, mention it on the quote and we'll plan around it.
Do you re-paint or seal the roof?
Cleaning is a separate service from coating. We don't paint roofs, but we'll refer a coatings specialist if you want the roof recoated after cleaning.
